Thank you so very much for meeting with Mike and I yesterday. You certainly know your stuff and really appreciate your input. Hopefully Mike and I will work on a proposal for the owner. He was the one who offered it so hopefully it will work. Also, know no matter what happens this time around, you will eventually do a mortgage for us.

Sure, I could have done the mortgage even though there was a short sale a couple of years ago, but I encouraged them to have the seller carry the mortgage which he was willing to do.
Even though he was only willing to do the mortgage based on a 15 year amortization, the rate would be much better than what I could obtain for them.
I coached them on a couple of counter proposals that hopefully the seller will consider as it would help them out for the next couple of years.

In some cases over the years, owner financing saving me several deals only to have the buyers come back and refinance and pay the seller off in a couple of years

Hopefully the seller has the home paid for because it is dangerous to buy this way if not.
