I owe you an apology Joe. As you know I was pissed off about how long my niece’s 203 K loan was taking and all the stupidity that went with that.

I want you to know that the loan has finally closed after 5 months of working with another company. Maybe it had something to do with timing, but we had this guy come to our office and did a presentation about 203 K loans and preached on how his company could get these loans done in less than 6 weeks, which turned out to be total bullshit.

What is even worse is I stopped sending loans your way. I bet you don’t even know how many mortgages you closed for me, the number is over 100. Not sure what percentage loans you closed but I know well over 90% and some of them were pretty tough, just like my niece’s loan.

In the last 6 months I gave a number of my clients to this LO and less than half have closed. This is pretty stupid on my part not to pull the plug sooner.

Judy has sent mortgages to you longer than I have and even when I told her about my bad experience she told me there has to be a very good reason, I wish I had listened.

OK, enough groveling, I want to start working together again, can we do that?


It takes courage to admit that someone has screwed up. I wish I could get 100% of my mortgage applications to close but unfortunately it is not going to happen.


What was disappointing was after working together for nearly 8 years I wasn’t given the benefit of a long term relationship, but it can sometimes be a real challenge when business involves family.

It does seem as though the person wouldn't have dumped your services after eight years because of one loan issue. But I'm glad they are back.

Saying 6 weeks on a 203K is an extreme example of overpromising and underdelivering. Being honest and letting people know the drill is a crucial component to satisfying your client.

Hi Joe- this is tough...you would hope that a client would give you the benefit of the doubt since you'd had a working relationship with them. But sometimes people feel the need to test the waters.
