She and her Mom are putting an offer in on a house that they hadn't planned on buying. Their existing house will be sold "as is", without a realtor and they will need special handling for a complex mortgage on the new house. There will be no one better to handle their needs.

There is never a shortage of complicated transactions in the mortgage world. Being able to see all of the moving parts can make the difference between success and failure. Many times it is because of many years of experience.
