This happens from time to time and it is truly frustrating. I received a call while I was out of state from a past client that I did a mortgage for 8 years ago and he told me that he wanted to get pre-qualified for the purchase of another home.

 

When I ran his credit it showed that he refinanced two years ago. When I asked him about it he said that he received a call from the company that currently is servicing his mortgage, offering to do a refinance.

 

When I asked him why he didn’t call me to handle the refinance, he said he wasn’t aware that I did that. The tough part is that I tell everyone that I do a purchase mortgage for that I also do refinances. Unfortunately I didn’t do a good job sharing the information, Shame on me.

 

I handled a pre-qualification for him and not 2 days later he referred a co-worker that wanted to refinance.

Oh yes, I can relate.  I tell all my customers we do hardwood, carpet, etc and yet I've had some call other places to do the other project because they didn't realize I did carpet.  More often they do call and/or the conversation goes like "oh, then let me show you this area, too" but sometimes it just doesn't stick in their head.

One thing that helps is a newsletter.

Realtors run into the same issues...some people think if you list...you don't work with buyers...we do both and try to keep reminding people.

It does make you wonder why a past client doesn't realize you handle other areas and not just the one they used you for.

I've had past clients not refer people to me simply because they thought I was too busy. I've had to tell them I'm NEVER too busy for a referral.

Ouch Joe, that hurts .... it seems that after you preapproved the client your message stuck that time ... and he referred a co-worker for a re-finance.
