The other day I wrote a blog about the number of current pre-qualifications that I have out. Even though a number of them are already in contract to purchase a home, many more are coming into the market place.


The good news is that I’m doing pre-qualifications for clients in all 8 states that I do business.


What kind of activity are you seeing in your state?




Hi Joe


I was looking at houses again, took a break for the winter, but now I am ready to own a home. Nothing has changed on my income, so will need a new pre-qualification letter. I will be working with the same agent, she has been sending me houses for about a month, I want to look at one that is listed for $329,000 currently and thinking about making an offer. What type or rates would I be looking at with 10% down?  The property taxes are about $9000 a year.  I would like to know if this would be out of my payment range.

Joe, we are having the typical upsurge in spring traffice although my office has been pretty quiet..I have had a huge number of referrals who can not qualify to leave their home and up buy since the homeowners are still underwater.  Expect it to be busy if the lower end homes come on the market.

It seems like things have been heating up here both w/ more buyers and more sellers prepping their homes.  We're hoping to have a very busy late spring and summer for new buyers moving into their homes.

Joe, it is very busy, but if you have buyers, it will be a long process, very slim pickens for inventory.

Who would ever guess interest rates would stay this low? I remember late 2002 or perhaps early 2003 rates went down to a low 5.85%. It was a great day and who knew it would go down from there and stay so low?

Hi Joe Petrowsky , The activity in Elkhart, IN has definately picked up, with sellers getting offers within days of the listing and of course we have an abundance of Buyers looking, causing multiple offers on almost every home.

What? $9,000 in property taxes for a $350K home? Where is that? Our taxes in California are less than half that amount, and the home I just bought in Hawaii is worth a lot more than $350K yet the taxes are only $1,000. Criminy, that seems high for property taxes.

Hi Joe... can't speak to my state, as I only work in one small corner of it and then in another small corner of a second state! I must admit the $9,000 tax bill for a $329,000 house had me gobsmacked!
