“I have 3 Dozen Pending Pre-Qualifications”




The same time last year I had 19, so for me it is simple math. There are more prospective buyers in the market place right now. Interest rates are low and rental costs are going up, I see it as the perfect storm.


I track everything or just about when it comes to my business. 4 out of 5 prospective buyers that I do a pre-qualification for come to me as a referral and the rest come from leads that come to my website as a result of my blogging efforts.

Your Statistics are good and a good sign that things have definitely picked up.  I'm seeing it here too!  However, the competition is fierce due to low inventory.

See, here's the thing Joe Petrowsky - I think the reason you have more buyers in the pipeline is BECAUSE we are in the perfect storm.    I don't like bad storms.   I live in the mountains, where bad storms wreak havok!    The perfect storm is brewing because there isn't enough inventory of homes to sell.    Still, I congratulate you on your start to an awesome 2016....

Joe, that is very impressive. I have to believe the doubling of your pre-quals from a year ago are due to the way you handle your own business and not so much a function of the market? Out West we seem to have a mortgage slow down and short inventory.

Build your list by all means possible by nuturing, incubation, conversion and analysis. When interest rates go up the person with the largest list including persona information will survive, starting building now people...

I suspect Joe you ask the right questions to get the loan done.  I have a prospect that told me he could only qualify for X.  But knowing his situation I suspect the lender did not ask the right questions or know how to handle it.  I am meeting him tomorrow and will point him in the right direction.
