“Referral from Someone I Couldn’t do a Mortgage for”

 

 

This is the second time I got a referral in the last four weeks from someone that I couldn’t do a mortgage for. In both cases neither client was in a position credit score wise to do a mortgage as of yet. I coached both of them as to what they will need to do to be mortgage-able.

 

In both cases both had told me no one would speak to them, which is not very smart for anyone in our industry to do. Both are committed to doing what is necessary to get their credit repaired, but they just had no idea as to what to do or how to do it. Credit repair is not rocket science, but without some guidance it can be overwhelming.

 

Hi Joe! Bethany XXXXXXXX referred me to you. I would love to talk to you about possibly refinancing my house. She spoke very highly of you, I trust her judgment, so when can I meet with you?

The people who didn't want to speak to them wanted immediate business. Helping people who aren't ready not only results in business from those borrowers, but from all their friends and family who are told how wonderful you are.

You simply laid the groundwork for a future client. That's our job. To help people regardless of when or even if we may see the payoff. I do buyer consultations all the time when at the end of the conversation it's determined that they are not ready to buy a home just yet.

Joe who ever refused to help them was not very smart.  A big part of what we do is to help others, and when we stop being willing to do that w out of this business.
