“Some in Our Industry Make Us All Look Bad”

“Some in Our Industry Make Us All Look Bad”

It is frustrating for any of us in the mortgage business that does a good job and is not willing to give our clients advice that is going to put someone in a bad place. This was one of those cases.

These clients had been pre-approved. Unfortunately this was a loan that could never be done. The credit scores didn’t work for the type of loan and the debt ratio certainly didn’t work. These folks spent over $1000 between the home inspection and appraisal and ended up losing their $1500 deposit.

These folks are first time home buyers and the $2500 was hard for them to lose, hard for anyone quite frankly. I promised them that once they got ready to go house hunting again that I would coach them and give them a positive home purchase experience. They are now ready to take me up on my promise.

My name is Leigh XXXXX, you may remember me from a few months ago when I came to you for help with a deal on a home that fell through. We appreciated you trying to help us on such short notice and dire circumstances. My boyfriend and I have taken some time to recoup the losses from the deal and are ready to start house hunting again. This time with a much more realistic idea of what we will qualify for in our heads. I'm writing to you to ask if we could possibly meet to go over our financial status/credit scores/etc. and see what we can get pre-qualified for. We absolutely do not want to find ourselves in the same situation as before so it's very important to us to be given the absolute truth along with some guidance through this process. We will still be working with Ryan XXXXXXX who recommends you strongly. Please let me know if or when you are available. Thanks for your time!

Leigh

Good morning Joe.  Just can't get much better than this.  Once you have them qualified I'm sure the referrals from them will start.  A win, win situation.

Good morning Joe Petrowsky .  How nice is this!  Unfortunately, there are some in our business that make us all look bad too.  You were honest with these folks and they trust you.  I'll be looking forward to their next thank you after closing.

Hi Joe.  There are losers in every industry that give us all black eyes.

Once again, it proves your professionalism and always having the clients best interest in mind pays off.  Well done sir.

Tough lesson for many buyers to learn losing money, but glad they contacted you to help them not fall into the rough waves of qualifying a second time.

Joe - telling the truth will never hurt you.  Acting as a coach consultant rather than a salesperson will develop trust.  It is too bad but there are bad apples in every industry.

Good morning Joe Petrowsky,

You are not a sales person! You are always honest with those who contact you...setting the proper expectations. Great job as always!

Good Morning Joe:

Honesty is still the best policy. It is better to be straightforward with the clients rather than disappoint them in the end.

Joe, that is totally uncalled for by any mortgage professional!  I have not seen that happen at all to me or my associates but know it goes on...so glad they have you to guide them now.

Good morning, Joe... this is so true in both of our industries. I just cringe when I hear some of the terrible experiences clients tell me about.

Good morning again Joe. This is a sad story. I hate to see folks lose anything from the ignorance or greed of people who should know better. I am glad that you will now be helping them.

Hi Joe -- it's unfortunate that the buyers initial experience was less than stellar. They are definitely in good hands now.

Hi Joe Petrowsky So what else is new? This has been going on forever.

All we can do is be the best we can be and get the word out.

Hi Joe Petrowsky ,  That's a shame that anyone, especially  first time home buyers, have to go through losing their Deposit money. I know they will be in the right hands with you guiding the way this time.

Joe, yep there are still those out there who should not be in this business.  At least the experience did not sourer them to the point they were not willing to try again.

Hi, Joe. I hope we will all soon be reading a happy ending to this story.

It's like that in any profession. It's too bad that someone else cost this couple so much money and disappointment.
