“This will be Home Number 4 in the Last Twelve Years”

Hello Joe,

Hope you had a nice Thanksgiving. We have found a house that we are interested in...what is our next move?

I gave one of my co-workers your contact info over the weekend? Her name is Nell, she and her husband are ready to start looking for another home, similar to what we are doing.

I looked up some data this morning and found that this couple has referred 11 clients in the same time period, 10 of which actually did a mortgage with me and in a couple of cases more than once. So here is the question, what is the value of a raving fan?

I gave them a detailed description of the next steps even though they already know the process, but they wanted to hear it all again so they know I am fully engaged with them throughout the process.

Building a referral based business is done one client at a time and built properly will pay dividends for a long time.

Joe, isn't getting referrals a whole lot better than paying for leads?  Of course, to be refer-able, you have to be really, really good at what you do.  Du-uh!  You got that one down!

Good morning Joe,

Even we as professionals need a refresher course now and then. Who better to receive it from than you.

Make yourself a great day.

No argument from me, Joe... when I trained new agents I always told them that they should always remember that each satisfied client should be worth at least 5 referrals, and then those 5 each are worth 5.
