“I Understand Why Some People Attract”

 

 

From time to time I would get referrals from a Realtor that is a real jerk, but haven’t in a number of months. I have asked him not to refer business to me as many of his clients are just like him and it just seems every transaction is a problem. I suggested he find someone else to torture.

 

I received a call from a couple wanting to discuss a mortgage. I always ask who referred them and sure enough it was this same agent. He apparently suggested they contact me directly. It would have been a bit strange to say to them, I don’t like working with your agent and probably wouldn’t really like working with you.

 

As the conversation went along it became pretty obvious why they work so well with this agent. It sounded like they have already spoken to a number of loan officers. I should have pulled the plug, but against my better judgement went on to discuss their mortgage needs and ended up putting together a pre-qualification letter for them. I explained to them they should use 6 weeks to obtain the mortgage. They explained that they already had seen a home that they were interested in.

 

Over the weekend I got a copy of a signed purchase agreement from the agent and the time period to close was 3 weeks. I immediately emailed back, included the clients letting them know the dates don’t work. The email I got back from the agent said an extension could be obtained, “if it is needed”.

 

Since I had a purchase agreement I contacted the listing agent to let her know the closing dates don’t work as it will most likely take 6 weeks. I haven’t heard back as of yet. The fun has already begun, what a poor way to do business.

Joe: I would have immediately emailed back and said the "extra" time would be needed...6 weeks is 6 weeks.

Yes, I usually find that the clients are a good reflection of the agent.

That is just crazy.  Yes, an extension is needed.

We always discus with Both the listing agent and the buyer what timelines work...and these days ....adding holidays besides...it huold be common...apparently not so common sense.

Yup, I would definitely refer this agent on with his buyers to someone else...an agent who does not hear or get the way things are brings nothing but true aggravation, Joe.  Decide if it is worth it to you?!

Grin and push and hope that turn around is lightning fast? But then you start the expectation, pattern to turn everything upside down and play different than nicey nicey. There is not enough time to do the deal so stick to guns that the underwriter says no dice unless the time frame fits the real estate mission.

Joe - this sounds all too familiar.  If you don't like the referral or the referral group you will not like the referrals.  That has been the case with me also.

Joe I wonder if is the same Agent that I have also had bad experiences with and refuse to work with him or any of his Borrowers.  And yes the last Borrower he had contact me directly I told them to call someone else because I will not work with this Agent.  It goes beyond unrealistic commitment and closing dates with him.

Like you Joe Petrowsky, I try to work with all of the clients that come to me.   I tell everyone what I can and will do.   If that is unacceptable I expect them to find help elsewhere.   At the same time, I find clients AND Realtors are willing to adjust because they know I am being straight forward with them
