I was fortunate to get this email about a future prospective home buyer. It may never go forward if the person doesn’t contact me. So many folks with credit issues aren’t comfortable reaching out for many reasons. They may not think anyone can help them, they may be embarrassed to discuss their situation or they are just not ready to do something positive in their life.
I always appreciate any referral no matter how good or not so good if you will, but always recommend to give me their phone number and email address, so that I can follow up with them. We have better odds of success.

Credit issues are issues...and some people either choose not to share or believe that they are beyond help without knowing the reality of the situation.

Credit is a big issue and lack of knowledge and guidance prevents people from getting the help they need. A referral is great, but just a name doesn't do anyone any good, you need contact information.

My bet is he will connect with you...if he does..you'll be ready for him..if he doesn't you didn't loose anything (can't loose something you never had)!
When making referrals, it is always a good idea to include the contact information for the prospect unless they have requested otherwise.
I love the phrase you use constantly ; Who do you know that could use my help???? So great and keep on doing what you do so well. I learn constantly from your referral knowledge -and if they call they will get the opportunity to be assisted.

If the buyer is wise enough to contact you, he/she will be on the Right Trac for home ownership. If anyone can help them work past their credit hiccup and guide them into a loan, it's you!
In my state we have to get a signature to release that information and frankly I think lots of agents are just too lazy to get the signature so it work the way you suggest. Which is also the best way in my opinion.
Joe - I believe you are right about people being afraid to reach out. The story is similar with me when people may not take an assessment. It is a testimonial to your ability to create trust.

Joe, I have found the same situation, and usually have my lender reach out. It goes forward more quickly.
You are right. They are probably embarassed about their situation and really don't want to talk to you even though they should. You will be able to look behind the curtain via the credit report and then you will know all the dirty laundry.
I hear that too and many times I don't get that call. I like to be able to make the call myself.

It is too bad that people are uncomfortable when credit issues have occurred. You have a great attitude Joe, some lenders do not want to help people when they have to take a few extra steps.
Any referral is always welcome but it isn't really a referral if you don't get the contact information
It's always great to get a referral and you get so many of them which is a testament to what a great job you do for your people.
