I work with many house flippers. They know that I understand the business and can usually figure out what it will take to get someone qualified for a mortgage.
I have been fortunate to get a number of mortgages done for Mike’s prospective home buyers. He does an open house about once every two weeks, so he always sends people that want to own a home; this is the case with folks that he met with over the weekend:
Hi Joe,
I have a tenant that we are looking to sell to that we need to see about them being prequalified for a loan. He has been working on his credit which apparently isn't good at this point but if anyone can do it it’s you. We are willing to work on the purchase price if need be. They are about to sign another lease but we would rather get rid of it so just want to know if we can help with a rent to own option. Thx
The part that is always surprising is that folks often have credit that is different from what they expect. When I ran this credit report, he was about a 600 credit score and it is a loan that I can do.

So very true, Joe. Many do not think they can qualify because of past issues only to find out they can get a home loan.

Joe, while we all know a 600 credit score is not good ... what many seemingly don't know is that one can get a loan with a 600 credit score. They may pay a higher rate ... but that's just the way the credit score cookie crumbles.
