“We’re Planning on Buying Next Year”

 

 

So many time I speak to prospective home buyers that say they are planning to purchase a home sometime in the future for many reasons. One of the reason, we don’t think we can qualify, so we need some coaching as to what we need to get ready.

 

After getting their history and running a credit report, it was clear that the wife had very strong credit, but the husband was not as strong, credit or income wise. After going over some math, the wife could purchase a home on her own.

 

The two of them were getting killed on taxes, based on their joint income, so buying a home sooner rather than later was definitely in their best interest and since they file jointly, it wouldn’t matter if the mortgage was done in both names.

 

They left my office with a pre-qualification in hand and ready to buy a home now, rather than later. Before you decide on next year, check it out, you may be able to buy NOW!

What a great way to advise your clients.  Yes, there are definitely some big tax savings when you buy.  And, getting it done in the current calendar year is often better.

If prices keep going up, you most likely saved them a lot of money also, always nice to get people in a home sooner and save on rent.

This really does happen often. It's a shame that buyers are so afraid of the buying process that they put their dreams of home ownership on hold. There is no proper way to begin accept to jump in and see where you are. Good Post!

When a buyer tells me next year I ask why. Many times they can move that timeline foward.
