Hi Joe,

We are staying put in Florida this time, but need to replace the roof (its going on 20yrs old and locking us into a bad homeowners policy) in order to reduce ins payments by approx a 1000. per year and in my 50's think it’s time to finally kill the student loan. Mikes score is at 735, we have been in this house since July 2015 , current apr 4.6 remaining on mortgage 148 approx value 220. would like 20 cash out in order to keep the ltv away from pmi.
