“It’s Not What You Say; it is How You Say What You Say”
I know your goal is to buy a home but you can’t get a mortgage at this time. Your credit isn’t good enough as there are some credit issues we need to work on before we are ready. Are you willing to work with me to accomplish the goal?
Depending up what company you ask, about 50% of the prospective home buying public has some credit challenges and half of these folks have below average credit. So, how do we work with them to get those that want to purchase a home to get the credit where it needs to be?
1) You have to know exactly what the issues are and what the credit scores are. Believe it or not many have no clue; either because they are afraid to check or they think it’s bad and they just don’t want to find out.
2) Once we know exactly what the issues are, each item needs to be addressed. If there are collection accounts they need to be settled. If there are liens they need to be paid.
3) There are often situations where there is a lack of credit. Some need to add credit card or installment obligations. Keep in mind if we are adding new credit, lenders want to see a year worth of history.
4) When adding credit card obligations charge items and pay off the balances each and every month.
Since there are so many that just don’t know what to do, we have educate these folks and once they know you are committed to them they will be loyal and tell others that you are the one to be working with.
