Mr. Petrowsky,

You did a pre-qualification letter for me in September, but unfortunately I didn’t do my mortgage application with you. I allowed my agent to influence me and use someone else, what a mistake. Long story short, I was denied for the loan as the bank said my debt ratio was the problem and want to know if I can work with you again? I want to begin a home search again as soon as possible.

Yes, her debt ratio is on the high side, but not to the point that I can’t get her a mortgage. It is not uncommon for banks, credit unions and other lenders to limit debt ratios below what is allowed, especially when doing an FHA loan.
