I have lenders that will do mortgages for clients that own multiple properties and want to purchase more. Traditional lending does not allow mortgages for individuals that already have 4 mortgages. We are able to do up to 10 mortgages for clients.
A Realtor recently sent me a client in this exact situation. He owned 4 properties and was in the process of purchasing a multi-family. When he went to the bank that did his other mortgages, they told him SORRY, but we can't help you. He told me, they also told him, no one can help you. Even though the client was skeptical and because the Realtor assured him, that I knew what I was doing, we proceeded with the mortgage application. He is now a raving fan.
